01THE SHIFT

You have heard that AI is going to change real estate. Probably for about a year now.

The claim is right. Given the same day, an agent who uses this well hands off the follow-ups, the paperwork, the drafting and the first pass at qualifying — and spends what is left on the parts that actually need a person. An agent who does not is still answering the same message for the ninth time.

Shifts this size arrive maybe once every twenty years. The internet was one. The smartphone was one. This is one.

Each of them buried people who waited and lifted people who moved early. Real estate feels it sharply, because what we sell was never the information — it is judgment and trust. AI is very good at the information half.

So you want in. You have seen someone ship thirty videos in a month, someone whose assistant answers clients at midnight, someone whose entire follow-up sequence runs without them.

“And yet something about it sits wrong. Every second post promises five figures a month. It has the shape of the last hype cycle, and you would rather not be the one holding the bag.”

The questions pile up and nobody answers them straight. What does the assistant actually do on a Tuesday? How do my listings get into it? If a client asks about price at 1am, does it answer — and who wears it when it gets that wrong? What does this genuinely cost per month?

You want specifics. What you get is “just use AI,” which is about as actionable as “just start a business.”

I am Arthur Zhao, a licensed Real Estate Broker in Ontario, working in Toronto.

No engineering background. I started with whatever annoyed me most that week — the forms I refilled by hand, the same six questions answered again, the listing process with its dozen small steps.

One at a time, I built my way out of them. Those pieces eventually became a system that runs every day.

Before any of that, I had spent 12 years as a full-time agent — nine of them managing and training new agents. That is what this course is built on. The AI is the new part; the judgment about where it fits comes from the years of deals and the people I trained.

  • Worked from real casesNo generic demo data. Each module opens on an actual piece of business — a lead coming in, a showing, a new listing — and then shows where AI takes a step and where it has to be you.
  • Service you can seeFollow-up status, showing itineraries, deal milestones: laid out as something you and your client can both read at a glance, instead of buried in a back office. Service a client can see is where the difference shows.
  • Detail only an agent knowsTwelve years of deals and nine of training agents: where things tend to slip, what clients actually care about, what must never be handed to a machine. That detail goes into every module.
  1. START Decide before you build Which work should be handed off, and which work will cost you your reputation if you hand it off. This module decides whether the other nine are worth anything.
  2. SCOPE What AI can actually do for an agent No hype, no dismissal. A clear boundary: what it already does better than you, what it does worse, and what it should never touch.
  3. SETUP A stack that stays cheap Which tools, how they connect, and what it really costs per month. No affiliate pitch — the leanest combination for your volume.
  4. ENTRY The first job to hand over Start at your sorest point and get one thing working the same day, instead of disappearing for three months to build something comprehensive.
  5. INPUT Teaching it your business Listings, standard answers, your own phrasing and your own limits — shaped into something it can use. This is the line between “sounds like you” and “sounds like a bot.”
  6. FOLLOW After the lead lands Sorting, following up, and handing back to a human at the right moment. The goal is nothing dropped — not everything automated.
  7. FIELD Showings and open houses Reception, capture and follow-up joined up, so the information survives the visit without you rebuilding it from memory that night.
  8. DEAL From conversation to paper Documents, terms and dates tracked so nothing slips. AI organises and reminds; the judgment and the signature stay with you. That line gets repeated often in this module.
  9. CARE How it feels from the client side Making service feel better, not colder. Done right, this buys you time for one more phone call — not one fewer.
  10. LOOP Making it run on its own Joining the previous nine into something that keeps producing rather than a one-off push. This is the difference between owning some tools and running a system.

Frequently asked questions

What language is it taught in?

Mandarin, in person in Toronto. Slides and tool interfaces are largely in English and we work through them together in class. If you would rather have this in English, get in touch — an English cohort depends on demand.

I am not technical. Can I do this?

Yes. I am not from an engineering background either, and everything in the course uses no-code tools. The work is describing your business clearly enough for the system to use — not writing code.

How much time does it take?

The course itself is a small in-person cohort where you build alongside the class. The real time afterwards goes into loading your own material, which varies by person. Two weeks of follow-up support covers you while you do it.

Is it too late to start?

Among Toronto agents, the number who have genuinely wired AI into daily work is still small. Most stop at using it to draft copy. The ones who have connected follow-up and transaction workflow are rarer still.

How is this different from free content?

Free content tells you something is possible and stops there. This goes through the order, the setup, the failure modes and the limits — specific to the work an agent actually does, rather than a general tutorial.

What if it turns out not to be for me?

That is still a useful result — one course instead of several months of circling. Refund terms are published in the group alongside the start date.
